Tallahassee Realtor LaTasha McDowell discusses overlooked property types, alternative financing and steps for homebuyers navigating affordability challenges.
BOCA RATON, FL, UNITED STATES, October 27, 2026 /EINPresswire.com/ — Foreclosure.com has published a new interview featuring LaTasha McDowell, a REALTOR® and Certified Real Estate Instructor based in Tallahassee, Florida, examining five strategies homebuyers can consider when traditional home searches produce few affordable options.
The interview, hosted by Foreclosure.com’s Tim Jones, explores how buyers can broaden their search beyond familiar neighborhoods and conventional listings, understand financing alternatives and prepare for the full financial responsibilities of homeownership.
“Preparation equals success,” McDowell explains in the interview, emphasizing the importance of asking questions and understanding individual financial circumstances before beginning a home search.

The discussion outlines five approaches that may help buyers identify additional options.
1. Expand the Search Beyond Familiar Neighborhoods
Buyers focused on a small number of ZIP codes may overlook properties in surrounding counties, suburban communities and neighborhoods undergoing revitalization. McDowell recommends considering different locations and weighing potential savings against commuting expenses, property condition and other ownership costs.
Expanding the geographic search does not guarantee a lower price, but it can provide buyers with a broader set of properties to evaluate.
2. Understand Pre-Foreclosures and Foreclosed Properties
Distressed real estate is another category worth understanding. A pre-foreclosure generally involves a homeowner whose property has entered the foreclosure process but remains under the homeowner’s ownership. A bank-owned property, also known as real estate owned (REO), has typically completed the foreclosure process and transferred to the lender.
Depending on the circumstances, a pre-foreclosure may involve a potential short sale, which requires lender approval when the proposed sale proceeds fall short of the outstanding mortgage debt.
McDowell explains that distressed properties are not necessarily uninhabitable or beyond consideration. Buyers must still evaluate property condition, financing eligibility, title issues, potential liens and the requirements of the specific sale.
3. Investigate Financing Options Beyond a Traditional Mortgage
The interview examines options including Federal Housing Administration (FHA) loans, Department of Veterans Affairs (VA) loans, U.S. Department of Agriculture (USDA) loan programs, down-payment assistance and seller-funded interest-rate buydowns.
McDowell also explains assumable mortgages. Certain FHA and VA loans may allow an eligible buyer to take over an existing mortgage under its applicable terms, potentially retaining an interest rate below those available on new loans.
Eligibility requirements, lender approval and the financial difference between the purchase price and remaining loan balance can affect whether an option is practical.
4. Look Beyond the Down Payment When Calculating Affordability
A homebuyer’s budget involves more than the amount required upfront. Closing costs, escrow expenses, appraisals, inspections, insurance, property taxes and ongoing maintenance can influence whether a property remains affordable after purchase.
McDowell encourages buyers to distinguish between the mortgage amount a lender approves and the monthly payment that fits their actual household budget.
The distinction matters because everyday expenses—including groceries, transportation, childcare and medical costs—must remain manageable alongside housing payments.
5. Prepare Financially and Ask Better Questions
McDowell recommends beginning with a review of credit and a conversation with a qualified mortgage lender. Buyers can then establish a realistic budget and determine which financing programs may fit their circumstances.
She also stresses the importance of understanding down-payment assistance terms. Some programs offer grants, while others involve repayment obligations, forgivable loans or additional monthly payments. Buyers should compare the full terms rather than focusing solely on the amount of assistance offered.
Working collaboratively with a real estate professional and lender can help buyers evaluate property options and make more informed decisions.
The interview reflects McDowell’s educational approach to real estate. In September 2026, Florida Realtors featured her in “Teach, don’t trend,” a profile examining how she uses social media to answer consumer questions and explain complex homebuying concepts in accessible language.
“Preparation equals success” serves as a central message of the conversation: understanding the process and preparing early can help buyers assess opportunities more realistically.
